Located in the heart of Edinburgh, Fraoch House is the ideal base whether you are travelling for business or pleasure. We are situated close to the city centre with Princes Street only a 10 min walk away.

We have 6 beautifully appointed rooms available - 4 en-suite and 2 with their own private bathrooms. The house has recently undergone a complete transformation with a major refurbishment program bringing the interiors of all the rooms firmly into the 'Noughties'.

Creating the right ambience is something we value. A clean modern look has been achieved whilst remaining sympathetic to the character of the original building. We hope to achieve a four star rating within the near future.

Our aim is to provide a relaxed and informal atmosphere where the service is warm and friendly yet unobtrusive.

Having grown up in Edinburgh, we are full of advice on entertainment and sightseeing. If you require any suggestions on 'what to do' or 'where to go' then just ask. We wish to make your stay a happy and memorable experience.

6 rooms are available. 1 single, 1 twin and 4 doubles - one of which can be converted to a twin. (A cot/extra single bed is available on request).

All rooms have their own bathing facilities - 4 en-suite and 2 with their own private bathroom.

Feeling too relaxed to sample the night-life? - then make yourself a cup of coffee, curl up in bed, and watch television.

If you need to check your hotmail account or simply want to surf the web then broadband Internet access is available from a communal PC.

A phone port is available in the dining room if you have your own laptop.

Breakfast is important for raising your energy levels for the day's activities ahead. At Fraoch House we want you to get the best possible start to your day that you can.

Help yourself to a selection from our continental buffet that includes fruit juices, yoghurts, cereals, fruits, cheeses, toast, muffins etc.

Of course a trip to Scotland wouldn't be complete without sampling a cooked, full Scottish breakfast.

So if the continental buffet doesn't appeal to you, we also offer a selection of cooked breakfasts, both regular and vegetarian.
